This project involved constructing a second-story addition over an existing garage by removing the original roof and integrating new framing with the home’s existing structural members. The addition created two new bedrooms while maintaining structural integrity and a cohesive exterior appearance. As the project progressed, the scope expanded to include several add-ons, including a full roof replacement, a new gutter system, replacement of all second-floor carpeting, and additional improvements within the garage. 

During construction, the home was impacted by a major storm that revealed a water intrusion originating in the addition and traveling down to the basement. While every effort was made to protect the home, our team responded immediately, mitigated damage efficiently, and took full responsibility through repairs and creative remedies. 

Through strategic value engineering, clear communication, and proactive problem-solving, the project remained close to the original budget and stayed on track with its timeline, resulting in a well-integrated addition that enhances livability and aesthetics while increasing the overall value of the home and providing a strong return on investment should the homeowners choose to sell.
